I don't live in a town. No city taxes, just school and county.

Good luck on the house hutning Will. My only advice from learning the hard way is watch what you spend on a house and look very closely at the comparables when the appraisal is done. When we remodled our house the market was tanking and we never thought the realestate market would end up where it did. And that we would be in the hole $36k right off the bat when were done and trying to refinance to pay off the construction loan. You want to talk about a sick feeling, that was probably one of the worst moments I have had to deal when we went in to talk to the loan officer at the bank and ask for $160k when the house appraised at $124K.

Mine have doubled in the 19 years we have owned the house.

Mine doubled in the first five years.......and gone up another grand.....

The developer built some of the same houses on the same sized lots in the larger adjoining town next to where we live.....those home owners pay half of what we do.....its a different county also

Gotta quick question. Just went to my local body shop because I needed to pick up a fog light casing. I used to work there and know the guys pretty well but I asked one of the who works there but I know he isn't as knowledgable as some of the other guys but we are good friends. Anyways I was wanting to paint my wiper cowl and bed rails this week and asked him how to go about doing it. He said that I didn't even need to sand it but just wash it off with dawn to get the oil off. He also said that it would be easier to just tape off my bed rails instead of take them off (overspray scares the hell out of me) because there is adhesive under there and would be a pain to get it all off...? Then I asked if I needed to clear coat it and he said no, now I know NCSU painted his wiper cowls and did one side with clear and one without. After a couple months the noncoated looked like crap, and the coated looked great. So, kind of makes me wonder...

Any help/opinions?

I painted my cowl... I wouldn't do it if you don't want to do it again. I plan on getting the Street Scene smooth version you paint because of how awful the stock one looks. I did it two years ago and it is starting to look like it needs to be done by next summer again. I'd be careful with be rails too. I'd take them off it you were going to do them. If it were me, I'd by another set and sand them perfectly smooth and have a shop paint them.
